Pre concept, inc existing conditions analysis

Inital meeting to establish client design brief and provide fee estimate

Collection of site information, inc local planning requirements

 

Concept design

Working with the design brief to produce a project concept in the form of schematic drawings, which may included different options.

Budget estimates can be established from this information.

Obtaining of fee proposals for external consultants (planning, structure, services, survey, etc)

 

Design development

Progression of concept design by detailing to produce a more resolved design.

Include further information for submission to local council for planning permit

(if required)

Ongoing co-ordination with external consultants.

 

 

Construction documentation, including interiors

Production of documents for building permit and construction purposes.

Includes drawings, specification, schedules, contract information, etc

Selection of all interior finishes, fittings and fixtures.

Ongoing co-ordination with external consultants, inc building surveyor.

 

 

Tendering and contract administration

Tendering of the project to building contractors and negotiation during tender stage to enable the client to enter into a building contract.

Contract administration during the construction stage of the project, to practical completion, including defects inspections and reporting and during the defects liability period upon occupation.

 

Collaborative design creates architecture that meets, and oftens exceeds, the needs of clients, users and the wider community.

The following information assists with outlining the process of providing architectural services and the stages involved.

This will be aligned with both the fee proposal and the client/architect agreement.

 

You will be guided through all stages of your project - from first contact to beyond occupation.

 

 

As well as architectural, interior design and planning, the practice also provides the following services - pre purchase advice, feasability studies, consultant co-ordination, council negotiation, presentations, etc.

 

Each project is unique and a formal fee proposal outlining the specific project requirements will be provided in the initial stages.

Partial services can be negotiated.
